Rental Accommodations Rules and Regulations

1. CHECK-IN TIME and KEY pickup begins at 4:00PM and maybe delayed during peak season depending on short turnarounds for cleaning. We want you to enter a clean and finished home. We appreciate your patience and understanding--plan on enjoying the Village of Mendocino while you wait.

2. CHECK-OUT TIME - 11:00 AM

3. RESERVATIONS - We can make reservations for you Monday through Friday from 9AM to 5PM. Saturdays from 10AM to 4PM. Sundays closed, please leave a message. Payment of one-half of the reservation is due at time of booking. The remaining balance is due one month prior to arrival. Visa, Master Card, checks, or money orders are accepted. All returned checks will incur a $25.00 service charge, plus all legal expenses for recovery. Our mailing address is PO Box 1355, Mendocino, CA 95460. We are located at 10501 Ford Street in Mendocino.

4. DAMAGE WAIVER - Coast Getaways' Non-refundable Damage Waiver is charged at the time you place a reservation, which will relieve you of costs for minor unintentional and incidental damage to the property and its contents. This Damage Waiver does NOT cover intentional damage or need for excessive cleaning.

5. CANCELLATION - To ease your worries and help cover against unexpected events that might cancel or interrupt your travel plans, we offer an optional Vacation Rental Protection Plan through AIG Travel Guard. The cost of this plan is included in our contract. If you do not want the insurance, you may simply initial the opt-out line and subtract the plan cost from your payment. We include it to make sure that we have offered you the insurance and that you have opted not to obtain it.

If you choose not to purchase AIG Travel Guard's Vacation Rental Protection Plan and find it necessary to cancel your reservation, there will be a $100 cancellation processing charge for each reservation. All payments for bookings are refundable only to the extent we are able to secure a replacement booking. Depending on the season and given a reasonable amount of time, we generally can re-book, however, there is no guarantee that it will. If there is a refund, a check will be issued the following month of the cancelled reservation dates.

6. OCCUPANCY - This home is being rented on the basis of the number of guests who will be occupying the property. No guests in excess of the number specified on the Rental Contract shall occupy the property. Guests in excess of the reserved number will result in an immediate termination of the occupancy of the property by Renter with no refund of rent.

7. TAX - The total tax charged is a 10% Mendocino County Transient Occupancy Tax charged on the rental rate only. As of 7/06, there is an additional 1% BID Assessment.

8. CLEANING - Each rental is subject to a cleaning fee paid by the Renter. This fee varies depending on the size and rooms and is included in the price listed for each home.

9. KEYS - Keys for your rental are made available to you on check-in at our office at 10501 Ford Street in Mendocino. After hours key pickup is available.

10. PETS - A few of our rentals allow pets. We ask that you consider only bringing well behaved animals. There will be an additional fee of $50.00 per pet for each reservation.

11. SMOKING - All of our vacation homes are NON SMOKING. Some of our Homeowners extend the NON SMOKING to the decks and surroundings of the home. We appreciate your compliance.

12. WHAT IS PROVIDED - Towels, linens, cooking and dining utensils, firewood, fire starter, paper products, hand soap, dish and dishwasher soap are all provided for your convenience.
